I know we shouted down buying nobility titles but I still think it should be possible for people to buy land, in the rare cases that they want to. Do we need a strict system for this, or would it merely be a transaction between two duchies/two baronies?

I think that the oath system coupled with good oversight by higher nobles is good enough. If I want to by land for Lakhesis from Dolor, I just negotiate that with Erik, make an oath (contract), pay up, and it's all done. The Duke could interfere at any time though. The same with transactions between counts and dukes.
